Day-of-shoot prep checklist for property photography
A poorly prepped property costs you reshoots and time. Use this room-by-room checklist to get any listing camera-ready before the photographer arrives.

A great photographer can only work with what's in front of the lens. If the property isn't ready, the images aren't ready.
This checklist is built from what we see across thousands of shoots. Flylisted has photographed over 6,953 projects. The properties that photograph fastest and best share one thing: someone did the work before we showed up.
The night before: don't leave this for the morning
Morning-of scrambles show up in the images. Rushed decluttering means a forgotten item on a counter. Wet windows mean cloudy reflections. Do the heavy lifting the evening before.
- Confirm all light bulbs are working and matched in color temperature. Mixing warm and cool bulbs in the same room creates color casts that take editing time to fix.
- Run dishwashers and laundry so they're done and put away.
- Remove personal photos, mail, medications, and anything a seller wouldn't want broadcast online.
- Clear driveways and curb of extra vehicles, trash bins, and sports equipment.
- Check the exterior. A garden hose coiled across the front walk will be in every wide shot.
Room by room: what actually matters
Every room has a version of the same problem: too much stuff. Edit ruthlessly.
Kitchen One or two items on the countertop maximum. A bowl of fruit or a coffee maker, not both plus a knife block and a toaster. Clear the refrigerator front entirely. Wipe down appliance faces and cabinet fronts.
Living and dining rooms Straighten cushions and align furniture to the walls or rugs. Remove remote controls, cords, and anything sitting on the floor that doesn't belong. Set the dining table simply or leave it bare.
Bedrooms Make the bed tight. Hotel-corner the sheets if you can. Remove items from nightstand surfaces except for a lamp and one small object. Clear floors of clothes and shoes.
Bathrooms This is where most shoots slow down. Take everything off the counter. Remove bath mats, toilet seat covers, and personal toiletries. Leave one or two folded towels hung neatly. Close the toilet lid.
Garage and utility spaces If it's being photographed, clear the floor and organize what's on shelves. A cluttered garage reads as a storage problem, not a feature.
Lighting and windows: set this up before we walk in
Turn on every light in the property. Every lamp, every overhead, every under-cabinet strip. Our photographers shoot HDR and manage exposures, but starting with lights on gives them real options.
Open all window blinds and curtains fully. Natural light is an asset. The one exception is direct harsh sunlight blowing out a key view. If that's the case, sheer curtains can diffuse without blocking.
Replace any missing or mismatched bulbs before the shoot date. A dark corner fixture reads as neglect.
Outdoor and drone prep
Drone work is weather-dependent and FAA-regulated. Our team is FAA Part-107 certified and handles airspace logistics. What sellers and agents control is the ground.
- Mow and edge the lawn at least one day before the shoot so the grass settles.
- Blow or rake leaves and debris from walkways and patios.
- Stage outdoor furniture: wipe down chairs and tables, add cushions if available.
- Fill or clean pool and spa. Confirm the pool is running so the water is clear.
- Remove visible hoses, sprinkler heads, and yard tools from frame.
If there's construction nearby or a neighbor's dumpster in sight lines, flag it before the shoot. We can work around a lot, but surprises slow everyone down.
Virtual staging and 3D: different prep, same discipline
If you're shooting a vacant property for virtual staging or a new build for 3D renderings, the prep requirements shift.
For vacant shoots, the property should still be clean, lit, and free of construction debris. Virtual staging drops furniture into photos digitally, but it can't fix a dirty floor or construction garbage in the corner.
For Matterport 3D tours, clear every surface the same way you would for standard photography. The 3D scan captures everything in 360 degrees. There's nowhere to hide.
