You shot a listing video. Now you have to cut it three ways: a 15-second Instagram Reel, a 90-second YouTube companion, and a 30-second email snippet. Same footage, three different formats, three different audiences. This is standard work. Do it wrong and you waste the shoot.

The editing hierarchy

Start with the longest cut first. A 90-second YouTube video is your master edit. It can breathe. It can show a floor plan transition, a kitchen detail, an exterior pan. You have room for pacing.

Once the YouTube version locks, you edit down. Not by speeding up the footage. By cutting shots. The Instagram Reel gets 15 seconds. The email video gets 30 seconds. Each one is a compressed, information-dense version of the longer cut.

This approach forces you to identify what actually matters in the property. If a shot doesn't make the Instagram cut, it probably shouldn't be in any of them.

Instagram Reel: 15 seconds, loop-ready

Instagram defaults to 9:16 vertical video (portrait, phone-held). Your Reel should be 1080 × 1920 pixels at 30fps, maximum file size 4GB.

Keep the edit to 15 seconds, max. On Instagram, every frame fights for attention. Fast cuts work. Text overlays work. Music works.

Structure: opening shot (exterior or hero interior) into 3-4 quick cuts of key rooms or features, then a closing shot with contact info or CTA overlay. No long pans. No silence. Audio should loop cleanly when the post auto-repeats.

File deliverable: MP4 or MOV, H.264 codec, 1080 × 1920 at 30fps.

YouTube: 90 seconds, context and flow

YouTube rewards watch time. A 90-second listing video is long enough to tell a story without overshooting it.

Format: 16:9 landscape (1920 × 1080), 30fps, H.264 codec. File size up to 128GB, but aim for under 500MB for faster upload.

Opening: title card with property address or price, 2-3 seconds. Exterior approach or establishing shot, 5-8 seconds. Entry sequence, then a room-by-room flow. Finishes with exterior or outdoor space. Closing slide with agent contact, CTA, or link.

YouTube viewers click away fast. Cut to a new room or angle every 5-8 seconds. Use subtle transitions. Music underscore keeps pace steady.

Use YouTube's built-in analytics. You'll see exactly where viewers drop off. If your 45-second mark has a high abandon rate, that shot or sequence is dead weight.

Email: 30 seconds, autoplay thumbnail

Email video plays silently on most platforms (Outlook, Gmail, Apple Mail). No audio matters. Assume the viewer has sound off.

Format: 16:9 landscape, 1920 × 1080, 30fps, H.264. File size limit is strict here: keep it under 10MB. This means lower bitrate, typically 2-3 Mbps instead of YouTube's 8-12 Mbps.

Edit for silence. On-screen text becomes critical. Use bold, large text to call out features: "Granite kitchen." "New roof 2023." "In-ground pool." Cuts should be fast and clean. No voiceover will cover a slow pan.

Opening shot: hero exterior or entry. Next 20 seconds: 4-5 quick cuts of main rooms or selling points. Final 5 seconds: contact info, price, or website URL.

Deliverability matters. Many email platforms cap file size or require specific codecs. A 30-second clip at 2.5 Mbps encoded in H.264 (AAC audio, even if silent) will land safely in most inboxes.

Edit-once workflow

Pro teams shoot one master video (3-4 minutes raw, minimum two angles per room), then export three cuts from that master file.

Software: Adobe Premiere Pro, Final Cut Pro, DaVinci Resolve, or Shotcut all handle multi-export workflows. Set up adjustment layers, color correction, and grade once. Duplicate the timeline three times. Lock the grade. Edit for format.

This cuts your editing time in half compared to starting from scratch for each platform.

Checklist before export

  • Color grade is consistent across all three cuts.
  • Text overlays are legible at mobile phone size (email and Instagram).
  • Audio (if present) loops cleanly on Instagram and is mixed at -3dB to -6dB for YouTube.
  • Metadata includes property address, agent name, and call-to-action URL.
  • File names are clear: PropertyAddress_Instagram.mp4, PropertyAddress_YouTube.mp4, PropertyAddress_Email.mp4.
  • Codec is H.264, not ProRes or DNxHD. (Those are master formats, not delivery formats.)
