Video marketing for multifamily leasing: what moves the needle

Video boosts multifamily leasing inquiries. Here's how to deploy it without guessing at ROI, and what to measure.

Video marketing for multifamily leasing: what moves the needle

Multifamily developers and property managers know the core problem: a floor plan alone does not close a lease. Video does something a photo cannot. It moves through space. It shows light at different times. It makes a prospect feel what it's like to live there.

But video marketing for multifamily is often treated as optional. It shouldn't be. The question isn't whether to use it. It's how to use it so the work pays for itself.

Why video converts differently than photos

A still image stops time. A video moves through it. When a prospective tenant clicks a property listing, they want to know three things fast: layout, condition, and livability. Video answers all three in ninety seconds.

Photography is your foundation. It gets clicks. Video is what turns clicks into tours and tours into leases. A prospect who watches a full walkthrough video has already half-decided. They've mentally furnished the space. They've imagined their furniture there. They know the ceiling height, the natural light, the view from the kitchen.

This is not sentiment. This is a change in decision state before they ever call or email.

What to measure, not what to assume

Many property managers ask us whether video "really works." The honest answer is: for your property, measure it. Don't rely on industry benchmarks you read online. Your market, your unit mix, your leasing team, and your marketing spend are unique.

Here's what you can actually track:

  • Inquiries per listing page visit (compare video listings to photo-only listings over 30 days)
  • Tour requests with video in the listing versus without
  • Average time from first inquiry to lease signature (video properties may close faster)
  • Cost per lease when video is part of the marketing stack

Start with one property. Use video on the leasing website and in digital ads. Keep photos identical. Run the test for a month. Do the numbers move. If they do, roll video out to other units. If they don't, ask yourself why: Is the video itself the issue, or is the listing traffic too thin to measure.

Video types that work for multifamily

Not all video serves the same purpose. Budget and strategy matter.

Property walkthrough (1-2 minutes). This is the anchor video. Narrated or silent, slow camera movement, one path through the unit and common areas. It lives on your leasing website and YouTube. This is the video a prospect plays at 11 PM on their phone.

Community highlight reel (30-45 seconds). Amenities, fitness center, pool, outdoor space. This runs on paid social (Facebook, Instagram). It's designed to make someone stop scrolling and click to your site.

Unit-specific tours (2-3 minutes each). If you have multiple floor plans or price points, separate videos for each plan. A one-bedroom renter doesn't need to watch a two-bedroom tour. Respect their time.

Drone footage (15-45 seconds). Site context. Proximity to transit, walkability, neighborhood street view. Useful for leasing but even more powerful when the property has landscape or position that matters to prospects.

Which video type drives the most inquiries depends on your property and market. A downtown property with heavy social media traffic may find community reels most effective. A suburban garden-style community may convert most through detailed unit walkthroughs on the leasing site.

Again: measure which works for you.

Integration into your leasing funnel

Video only converts if prospects see it. That means placement.

  • Autoplay (muted) on your leasing website homepage and property gallery
  • Embedded on every floor plan page
  • In email campaigns to past inquiries
  • On rental platforms (Apartments.com, Zillow, PadMapper) if those platforms support video
  • Paid video ads on Facebook and Instagram leading to the full walkthrough

Don't upload video once and assume it works. Refresh it annually. Update it if renovations happen. If a unit sits for weeks, consider a new video. A lease that was shot in summer light looks different than winter light. Both are valid, but prospects need current reality.

Common mistakes to avoid

Video shot on a phone with poor audio will hurt, not help. Prospects will assume the property matches the production quality. Keep audio clean. Keep lighting bright and even. Shoot at eye level for interior walkthroughs. Move the camera slowly. Faster editing is not better editing.

Do not use music that drowns out natural sound. A prospect wants to hear footsteps on flooring. They want to hear doors opening. They want to hear how quiet (or not) the space feels.

Do not include text overlays that clutter the frame. Let the space speak.
